Stewart Title - Insurance based solutions to Commercial Property Development problems

The impact of the COVID-19 pandemic, the pace of technological change and the looming prospect of the final Brexit deal have all created uncertainty right now, making reliable predictions near-impossible. The commercial property market is affected like everything else.

Technology both enables and demands flexibility from the office occupier, while the retail sector both embraces the opportunities of online trading and struggles to cope with its consequences. COVID-19 and Brexit each in their own ways raise doubts about provision of services to multi-let buildings, sustainability of tenants’ businesses and the risk of tenant default.

Join us and commercial lease expert Mark Shelton fora practical briefing on how to ensure that your commercial leasescan best protect your client in the current uncertain market

Date & Time
Thursday 9th July @ 11 am

This session will explore the issues and defensive strategies for both landlords and occupiers. What might the lease of the (near) future look like?

Topics covered will include:

  • Controlling costs on short-term lettings – flexibility re: term/breaks
  • Force majeure clauses in longer leases, e.g., hotels
  • Challenges and attractions of turnover-based rents
  • Security for performance of obligations
  • The threat of the single-site tenant
  • Services and service charges
  • Why have a repairing obligation?
